1. What is the best price obtainable for your property?

To sell your home quickly for top dollar in today's market, the best move you can make is to price your home at its current market value. The seller sets the price, but ultimately the buyer determines value. Buyers always comparison shop and will not pay more for a property that they feel it is worth, based on the competition. Active listing prices are purely speculative, and do not necessarily indicate true value. Only sold, closed, and funded transactions show what someone was actually willing to pay for a home. Overpricing your house gives the advantage to your competition. Prospective buyers who do see your house realize they can get a better deal elsewhere.

2. Start by pulling up to the curb, and look at your own home through the eyes of a potential buyer. Is the "appeal" there? Do you even want to come inside? If the answer is yes, then proceed through the front door and give your own home a very critical, once-over in about a 60-second time frame. If the condition of what the buyer sees in that short time frame is not "showtime", you have some sprucing-up to do.

3. There's really nothing you can do to improve the location of your home; it is where it is. However, a really bad location can often be mitigated by paying very close attention to price, curb appeal, condition, marketing, etc.

4. The terms you will agree to often make a huge difference in the ability to sell the home. If your price range is such that the most likely buyer is a first-time buyer, consider paying all or some of their closing costs. First time buyers can frequently qualify for a loan; they just won't have a lot of cash in their jeans. Your ability to greatly lessen that cash outlay can make the difference.

5. Choosing the right agent with an organized, detailed marketing plan is often as important as any of the other items listed above. An experienced agent will systematically expose your home to the public. Until there is an offer on your home, we are in the MARKETING business, not the real estate business. A variety of mediums must be employed to achieve maximum exposure. Any agent can put the property into the MLS and stick a sign in the ground.
